House Family Vineyards CUP & EIR (Saratoga)

House Family Vineyards (HFV) is located in the Saratoga hills. HFV was working with the City of Saratoga to process a Conditional Use Permit (CUP) and Design Review application for the continued HFV winery operations located at the end of Old Oak Way in the Saratoga hills, however the project review process was stalled. The project included construction of a subterranean wine cave and fire access road, Design Review for a tasting deck, and an open space easement exchange.
JHS assisted HFV with the processing of the City's CUP application and the completion of the EIR for the project. JHS served as the Applicant Team's point of contact for the City and EIR Consultant to ensure that the consultant team had all relevant project and technical information needed for the CEQA documentation and to ensure that all CEQA requirements were followed during the environmental review process. This involved extensive coordination with the Applicant team, City Staff, and EIR Consultant team, and other stakeholders such as the Santa Clara County Fire Department. JHS also reviewed the Draft and Final EIR on behalf of the Applicant team and provided comments to the City and EIR Consultant team. Major environmental issues on this project included fire access and wildfire risk, transportation and circulation, biological resources, noise, air quality, and aesthetics.
JHS was able to help bridge the gap between the Applicant Team, City Staff, and other stakeholders and move the planning review and EIR process forward. Despite extensive public scrutiny and comment, the EIR was certified and the CUP was approved by the City, and no legal CEQA challenge was filed.
